How we quote.

Most renovation firms in Singapore lead with a package price. We do not. This page explains why, what a 3dots quote contains, and what makes the number move — useful if you are comparing us against a packaged quote, because the two are not measuring the same thing.

What the quote contains

Line items by trade, Carpentry priced per piece, Named material specification, Provisional sums marked, Exclusions listed, Payment terms in writing. Built to be compared line-by-line against any other quote you hold.

A package is an average, not a price

A package price is built on an assumed scope: assumed condition, assumed carpentry volume, assumed materials. Your flat is not the average — either you pay for work you do not need, or what you do need sits outside the tier and gets added later.

The comparison problem

Two package quotes with the same headline number can differ by tens of thousands in what they cover. Without a breakdown there is no way to tell which is cheaper, and the difference usually surfaces after the deposit is paid.

What we do instead

Every quote is itemised by actual work and materials. You see the cost of each trade, each carpentry piece, each finish — and can change any of them and see exactly what happens to the total.

Line items by trade

Hacking, tiling, plumbing, electrical, plastering, waterproofing, painting and carpentry are priced separately. Because these trades are in-house, the price is our own cost and margin, not a subcontractor quote with a markup on top.

Carpentry, piece by piece

Usually the largest portion of a renovation. Each item is priced on its own, so scope growth is visible while you can still do something about it.

Materials and specification

Finishes are quoted against a named specification, not a vague allowance. Where a selection is not final, it is carried as a clearly marked provisional amount rather than buried in the total.

What is excluded

Exclusions are listed, not left implied. Knowing what is not covered is as useful as knowing what is — and it is where most renovation disputes begin.

Condition of the space

A new BTO and a thirty-year-old resale flat of the same size are different projects. Hacking, disposal, rewiring and waterproofing separate them, and those are driven by condition rather than floor area.

How much carpentry you want

The most reliable lever you have. Reducing custom carpentry, or keeping a sound existing kitchen layout, changes the total more than almost any other decision.

Material choices

The same design can be built at very different price points depending on surfaces and hardware. We will show you where an upgrade is genuinely felt day to day and where it is not.

Layout changes

Moving wet areas, altering openings or changing electrical positions costs more than the work itself, because it pulls other trades along. Deciding layout early is the cheapest thing you can do.

What we need from you

Property type and address, a floor plan if you have one, roughly what you want done, and your budget range. A budget range is not a negotiating position — it is what lets us tell you whether the scope is realistic before anyone spends time on drawings.

Site visit first

For anything beyond single-trade work we visit the space before quoting. Condition is the biggest variable in the price and cannot be assessed from a floor plan.

Then the itemised quote

You get the breakdown, the specification and the exclusions in writing. Scope, stages and payment terms are agreed in writing before any work starts.

Do you have a package price for a 4-room HDB?

No. We quote item by item instead, because a package tier is an average that either includes work you do not need or excludes work you do. Our cost guides give realistic ranges if you want a rough figure first.

Is the quoted price fixed?

The quoted scope is fixed at the quoted price. Costs change only if the scope changes or something genuinely unforeseen is uncovered — and then you see the revised item before we proceed, not on the final invoice.

Do you charge for the quote or the site visit?

No. The initial consultation, site visit and itemised quote are free.

Can I use your quote to compare against other firms?

Yes, and we would encourage it. An itemised quote is far easier to compare line-by-line than a package price. If another quote is cheaper, the breakdown usually shows you exactly where and why.

Can you work to a fixed budget?

Yes. Tell us the number early and we will design the scope to fit it, rather than producing a design you love and then discovering it costs twice what you had in mind.

Single-trade work, à la carte

A full renovation isn’t the only way to work with us. Most of our trades — hacking, tiling, painting, plumbing, electrical, carpentry, plastering, waterproofing and more — are done in-house, so we can take on a single job just as easily as a full project, without the extra cost or coordination of hiring separate vendors for each trade.

We also don’t sell fixed packages. Every quote is itemised by the actual work and materials involved — so you’re never paying for a bundled tier that includes things you don’t need, or a markup hidden inside a "package price".

24-month defect warranty

Every project carries a 24-month workmanship warranty from handover. If something needs adjusting within that period, we come back and fix it — no arguments.
