Condo work is as much a logistics problem as a design one. Approved hours, one service lift, a deposit held by the MCST, and neighbours on all six sides. The design has to be good and the programme has to survive the building rules.
8–16 weeks. Restricted access hours often decide the date more than the scope does.

Most managements require submitted drawings, a contractor deposit and an approved works schedule before anything starts. We prepare the submission and hold to the conditions, because a stop-work notice costs more than the deposit.
Loading bay slots, service lift bookings and permitted work hours all shape the programme. We plan deliveries around them rather than discovering the constraint on day one.
Lift lobbies, corridors and the lift car get hoarded and protected before work starts — a small cost that avoids a large one at handover inspection.
The highest-risk item in an apartment, because a failure goes into someone else's ceiling. Bathrooms, kitchens and balcony thresholds are detailed and tested before finishes go on.
Many condo walls are structural or carry services. What can be removed, and how wide the opening can be, needs checking against the building before the layout is committed.
Condo briefs tend toward a quieter, hospitality-grade finish — stone, veneer, integrated lighting, concealed storage. We specify against how the space is actually used, not a mood board alone.

Condo scopes vary widely between a cosmetic refresh and a full strip-out. A package price hides that difference rather than explaining it.
More on how we quote.
Our own tiling, plumbing, electrical, carpentry and waterproofing teams, which keeps the schedule tight inside narrow approved working hours.
In almost every development, yes. Managements typically want drawings, a works schedule and a contractor deposit before granting a permit to work.
It varies by development and is usually stricter than the HDB norm — often weekdays only, with no noisy work on weekends. We confirm the rules for your building and programme around them.
Sometimes. Some walls are structural and some carry building services, so it has to be checked against the as-built drawings before the layout is finalised.
Commonly eight to sixteen weeks on site, with restricted access hours often the deciding factor rather than the scope itself.
BTO renovation Resale flat renovation Condo renovation Commercial renovation & fit-outFrom BTO first fit-outs to resale transformations, we plan HDB renovations around how you actually live — storage that disappears, light that works, and finishes that last. We handle layout, carpentry, wet works and coordination so the process stays calm and clear.
Private condo and apartment interiors with a considered, hospitality-grade finish. We work within MCST guidelines and tight access windows, delivering spaces that feel calm, warm and quietly luxurious — designed for the way you unwind at the end of the day.
Larger-scale renovations for landed homes, where structure, light and flow all matter. From single-room reworks to whole-home transformations, we manage the detail and the trades — so an ambitious project still feels considered and under control.
Workspaces that support how teams actually work — focus, collaboration and the impression you make on clients. We handle space planning, M&E coordination, partitions and finishes, delivering offices that feel professional and considered without the corporate cliché.
Retail spaces designed to draw people in and move them through. We balance brand, merchandising and footfall with durable, fast-to-build detailing — so your store opens on time and looks the part from day one.
Cafés, restaurants and hospitality spaces where atmosphere is everything. We design front and back of house together — the experience guests feel and the operations staff rely on — coordinating kitchens, services and compliance along the way.
Prefer to engage your own builder? We also work design-only — concept, space planning, material and finishes selection, and detailed drawings you can hand to any contractor. The same listening-led process, without the build.
A full renovation isn’t the only way to work with us. Most of our trades — hacking, tiling, painting, plumbing, electrical, carpentry, plastering, waterproofing and more — are done in-house, so we can take on a single job just as easily as a full project, without the extra cost or coordination of hiring separate vendors for each trade.
We also don’t sell fixed packages. Every quote is itemised by the actual work and materials involved — so you’re never paying for a bundled tier that includes things you don’t need, or a markup hidden inside a "package price".
We understand your vision, space, budget and timeline — before a single line is drawn.
We design and build with purpose — materials, coordination and craftsmanship, managed end to end.
We quality-check every detail and hand over a space that’s ready to enjoy.
Tell us about your space. We’ll help you imagine what it could become.
