The first decisions are the ones that are expensive to undo — where the fridge goes, whether the study becomes a bedroom later, how much wardrobe you actually need. We work through the floor plan with you before anything is ordered.
Almost always the largest line in a BTO quote: kitchen cabinetry, wardrobes, console, feature panels. It is also where scope quietly grows, so we price it piece by piece.
Bedroom flooring, skirting, full-house painting, and any tiling or waterproofing in the bathrooms and kitchen. New flats need less wet work than resale units, which is most of the cost difference between the two.
Points, data and lighting circuits planned against your furniture layout rather than the default builder positions — done before carpentry, so nothing is opened up again later.
Renovation work in an HDB flat needs a permit, applied for by an HDB-registered contractor. We handle the application and the paperwork, including the items HDB scrutinises most: hacking, wet-area waterproofing and electrical rewiring.
New flats carry rules that catch people out — floor finishes in certain areas, the three-year window before some works are allowed, limits on hacking structural walls. We tell you what is not possible early, not after you have committed to a design.

Noisy work is restricted to set hours, and in a new block everyone around you is renovating at once. We sequence the loud work early so it clears before the finishing trades start.
